DESCRIPTION OF TERMS:
1. Applicant represents that all of the above statements are true and complete and hereby authorize verification of reference and creditors.

2. It is understood and agreed if the application is approved, the $200.00 deposited with this application will be held as the holding fee which will be applied to the security deposit at the time of move in. I further acknowledge that the $200.00 holding fee will be forfeited in full, as damages, if I do not accept occupancy on approval of application. Earnest money deposit will be refunded if application is denied.

3. There will be a $35.00 service charge for any returned check for insufficient funds, stop payment or account closed. You must bring your payment into the office or call it in.

QUALIFICATIONS FOR TENANCY
1. All adults must fill out application individually and must qualify individually.

2. Applicant must have current and verifiable employment of six months or other source of income. The household must have a gross income of at least three times the monthly rent of the apartment for which they are applying.

3. Applicant(s) must have established and good credit within the last three years, with no collections, judgments, evictions or bankruptcy.

4. Applicant(s) must have NO criminal record & NO evictions.

5. We must be able to verify current landlord and current employer.
